Discussion of Project Management and Design-Build

Be it a bathroom remodel or whole house renovation, I believe that our involvement from project conception to completion provides the best method to achieve a smooth and successful building experience for you. We offer this involvement in two ways. Both follow the same delivery methodology, see below, but with different contractual relationships. The Project Management contractual relationship is where we work as your agent, contracting on your behalf, i.e. the trade contracts are between you and the trade / specialty contractor. The Design-Build contractual relationship is where you contract with us and then we sub-contract directly with the specialty contractors.

Planning Phase
Initial Research
Preferably, upon our first contact by email or phone, you are able to provide us your address and a summary description of what you would like to do. With this information, we can do a some initial research about the existing property and municipal requirements.
Initial Meeting
With the initial research in-hand, a Project Manager will meet with you on site and discuss what you have in mind relative to municipal requirements, rough costs and potential issues. The Project Manager will discuss potential contractual arrangements and options of how we could proceed with your work. Once coming to an agreement, we sign a contract.
Client Vision & Needs Analysis
Based on the information in our first meeting we provide a designer or design group who will work closely with you, listening to how you would like your home to feel, connecting with you - sharing your vision, identifying your needs and exploring the budget you are prepared to work with.
Design Phase
Conceptual Design
The designer/s develop alternative design proposals in an attempt to capture the elements identified in the Visioning and Analysis phase. These floor plans and sketches will reflect your requirements while working within the space constraints, municipal regulations and budgetary target.
Design Refinement
At this time the 'what ifs' are behind us and the focus is on refinement of the chosen design. This is when we will assist you in selecting all finishes such as cabinetry, countertops, flooring, paint, fixtures, windows, doors, etc. This involves visiting supplier showrooms, reviewing brochures and researching web sites.
Construction Drawings & Documentation
In order to carry out Construction of the project, ConstructoGroup will produce detailed Construction Drawings. It might help you to think of these drawings as being instructions for the carpenters (and other trades) to build the under-lying structure upon which all the finishing details, as documented in the Design Refinement phase, will be added. These drawings along with the Scope of Work and the detailed specifications package will be used to establish the construction budget and obtain your building permits.
Conclusion and Construction Assessment
In conclusion to the Design Agreement, ConstructoGroup will prepare, for review with you, a detailed Construction Budget and Schedule. This step is vital in helping you gain a full understanding of the project at hand. It also adds a level of discipline to the process which enables us to deliver a quality product on time and on budget while meeting your expectations.
Construction Phase
Pre Construction
At this time the Design is essentially complete and it is time to hand the project over to the construction people. The work crews and subcontractors are notified of the schedule. Items that require a long delivery time are ordered. A Lead-Hand / Job Supervisor is assigned to the project and a pre-construction meeting will be held with you.
Construction
Now that everything has been prepared the on site work can begin on your home. Equipment, tools and supplies are delivered. The work crews arrive and the transformation takes place. Engineers and other consultants may be brought in as required. The project will be closely monitored with reference to both the schedule and approved budget. Throughout this stage there will be regular meetings every two weeks to keep you fully informed on the status of the project.
Post Construction
At this time your home is ready for your final inspection and approval. We take you through a review of the entire project to ensure that we have accomplished everything that was expected. In addition we promise to follow up in 45 days to ensure that everything is in order and again in one year.
