Using the Design|Build method, commonly known as the Full-Service Delivery Model, simplifies the construction process for you, because you deal with the same entity from planning through design, construction and warranty. The idea is that we work together to develop your best solution to your building 'problem/needs.' Below is a framework of the Design Build process presented in linear fashion, however the process is is actually reiterative with overlapping activities. However, the list may provide reassurance for the left side of your brain.
Planning and Design Phase
Pre-Design Services
You will accomplish much of the work of establishing a plan before you begin looking for a design|builder. Your plan is actually the "problem' for which we will work with you to develop a "solution." You may require additional space to accommodate a growing family or you may want a new kitchen. Your plan is your wish list of wants and needs - an explanation of why you would like to remodel your house in the first place.
During the initial interview, we work to identify your requirements for the project (design objectives, limitations and other criteria), your budget (available funds and financing considerations), and your schedule (critical dates that might impact the schedule, such as the birth of a child or graduation reception). Before beginning any design work, we will test the fit between the key parts of the project - plan, budget and schedule - and recommend adjustments to assure a successful project.
During the Pre-Design phase, we might assist you in obtaining detailed land surveys or in making measured drawings of your existing house.
Conceptual Design
The designer/s develop alternative design proposals in an attempt to capture the elements identified in the Pre-Design phase. These floor plans and sketches will reflect your requirements while working within the space constraints, municipal regulations and budgetary target.
Design Refinement
At this time the focus is on refinement of the chosen design. This is when we will assist you in selecting all finishes such as cabinetry, countertops, flooring, paint, fixtures, windows, doors, etc. This involves visiting supplier showrooms, reviewing brochures and researching web sites.
Construction Drawings & Documentation
In order to carry out Construction of the project, we produce detailed Construction Drawings. These drawings along with a detailed specifications package are used to establish the construction budget and obtain your building permits.
Conclusion and Construction Assessment
In conclusion to the Design Phase, we will prepare a detailed Construction Budget and Schedule for you. These documents and the process up to this point, provide the information for you to approve the next step - Construction.
Construction Phase
Pre Construction
The work crews and subcontractors are notified of the schedule. Items requiring a long delivery time are ordered. A Job Supervisor is assigned to your project and a pre-construction meeting held with you.
Construction
Now the on site work begins on your home. Equipment, tools and supplies are delivered. The work crews arrive and the transformation takes place. Engineers and other consultants may be brought in as required. The project is closely monitored with reference to how you are doing, and how the job is proceeding relative to schedule, approved budget and adherence to specifications. Throughout this stage there will be regular meetings to keep you fully informed on the status of the project.
Post Construction
At this time your home is ready for your final inspection and approval. We take you through a review of the entire project to ensure that we have accomplished everything that was expected. In addition we promise to follow up in 45 days to ensure that everything is in order and again in one year.
